Roles and Function

- Ensure that all developments, which take place within the Municipality of Portmore, have met the required building standards and will not cause any harm to the Environment.
- Designing and ensuring that a database of all Development applications is kept and updated regularly.
- Make recommendations relation to Development applications.
- Analyzing Development Applications to ensure conformity with Government’s policies, local area plans, regional plans and Development Plans.
- Carrying out site inspections and analysis to ensure that the proposal for development is in harmony with the existing area, and the land is suitable for such development.
- Liaise with developers, applicants and other members of the public regarding technical information on the development and the status of the development application.
- Make Recommendations to the Portmore Municipal Council as to the conditions to be place on approved developments and reason for refusal
Development Plan
Our Purpose
The Planning Department offers the service of processing development applications such as:
- Building Approval
- Subdivision Approval
- Places of Amusement approval and licensing
- Advertisement Approval
- Modification of Restrictive Covenants
- General information on development within Portmore
Objectives and Strategies
To provide excellent customer service and to facilitate the parish and the community in preparing and implementing plans and policies to encourage planning principles that promote rational, social, economic and environmentally efficient use of land now and for generations to come.
The Parish Council Building St. Catherine Bye Law 1949" & the Ammendments Thereto
Every person who propose to erect any building or any part thereof or to remove, later or extend any building or any part thereof shall give full notice in writing to the Council and such notice be accompanied by: an up to date property tax receipt, a letter showing proof of ownership (N.H.D.C or N.H.T) OR your registered land title and a full set of plans. The plans should be in six (4 sets) or eight (8 sets for commercial), indicating the type of building location, method of construction system of drainage and water supply. (See building plan check list below) Every notice shall be accompanied by: -
- Cover sheet (optional)
- Site Plan & Location Map w/ North Arrow (Clearly defined boundaries with dimensions, set back lines; adjoining lot no. & partial structures)
- Demolition Plan (when extension, remodelling)
- Floor Plan/s (with dim’s of masonry openings, walls and overall dim’s; Stiffeners, windows, doors & all necessary annotation )
- Sections (2 No. (cross and long’); detail call out w/ cross ref.; indicate rise & run for roof slope; levels and dims )
- Elevations (2 No. Elevations for Quads & Row Units, & 4 for New Buildings)
- Electrical and Drainage (Proper sewage layout and annotations accompanied by Elect. & Plumb. Legends)
- Roof Slab/Framing ( Roof framing plan w/ dims & proper annotation)
- Foundation Layout ( proper dims; Stiffeners & labels; all foundation details relative to plan.)
- Slab Reinforcement and Sections (2 no. sections per slab reinforcement (2 for floor + 2 for roof ))
- Drainage / Sewage details (T.G.B., M.H., G.T. common det.; )
NOTE: All applications should be collected within 90 working days from the date of submission. Failing to do so, the Parish Council shall not take responsible for such an application.
